When you are looking for houses for sale, our buyer's agent will help you understand the type of home you can afford in the current market, help you get pre-approved with a mortgage lender, find a new house for sale that match your needs and price range, and then help you narrow the options to the properties worth considering. They will gather additional information with access to the Multiple Listing Service (MLS), where they can see more information than you can using real estate websites and apps. Once you browse through the houses for sale, our local real estate agents will then set up home tours. Scrolling through listing photos just isn't the same as viewing a property in person. Your realtor will work with a home's listing agent or owners (if the property is for sale by owner) to schedule showings. They'll also fill you in on anything they learned about the sellers or the property from that communication. After you've found a home you want to buy, our agent will advise you on how much to offer and what contingencies to include in the contract, based on the property and an analysis of the market. A good agent will explain the contract terms, answer your questions and walk you through each step of the process. Negotiate with the seller. Refer you to other professionals. A buyer’s agent can refer you to other professionals, such as inspectors and movers.

Our buyer agents are real estate professionals who represent you, the purchaser's interests in a real estate transaction. They play a different role from the listing agent, who only represents the property's seller. Some home shoppers might think they can take a shortcut to making an offer on a home by working with the home’s listing agent instead of hiring a buyer's agent. But home buyers and sellers have inherently distinct goals, especially when it comes to negotiating a purchase price!
While market conditions play a large factor, from start (searching online) to finish (closing escrow), buying a home takes about 10 to 12 weeks. Once a home is selected an the offer is accepted, the average time to complete the escrow period on a home is 30 to 45 days.
Home shoppers pay no fees to an agent to buy a home, as this fee is part of the home sellers expenses.
Getting pre-approved for a mortgage is the first step of the home buying process. Getting a pre-approval letter from a lender get the ball rolling in the right direction.
